Retro Fit Projects
If you are a contractor or trade professional and about to start a small or large retrofit project involving upgrading the insulation, windows, doors, heating system or a complete extension to an existing house please contact us first. Many times ventilation is left as an afterthought because the client is concerned about improving the air tightness and energy efficiency of the property as much as possible. The client may not see the need for a ventilation system as the existing home was drafty and very hard to heat. The reason they are installing new windows and sealing up fireplaces is to stop the uncontrolled flow of air through the house and subsequent loss of heat. The client or tenant may insist on having no vents installed.
The truth is the more you air tighten the property the more you are dependent on a controlled supply of fresh air and extraction of stale moist air from the property. If you exclude ventilation from your retrofit project you can quickly find that you have a very bad case of mould growth in specific areas. These areas are usually in places where the insulation is missing or in parts of the house that are insulated to a lower standard. No retrofit home will be perfect and even if the house was insulated to passive house standards, you will get mould growth if you have not installed a ventilation system that complies to the present day building standards.
This system may be holes in the wall and ordinary extractor fans or a state of the art heat recovery ventilation system. From the basic system to the most high tech system, they will all work if the system is installed in accordance to the building standards and meet the required ventilation flow rates.
The difference in the systems is the energy efficiency of that system. That's why we recommend you contact us before you start your project as you have a lot more options on which system you can install and hence the energy efficiency of the system. We recommend installing a mechanical system as you have control of the air flow through the house and hence the heat loss. With holes in the wall you are relying on temperature and wind pressure which changes every day. Hence you have to open and close the vents leaving you with little control over the heat loss.
